Our Major Works team has a proven track record of overcoming logistically challenging projects to exceed the client’s expectations. Examples of our work can be seen below.

The Department Store, Brixton

OVERVIEW
The Department Store, Brixton, was a flagship project for RSE Building Services. The brief comprised of an innovative and sympathetic restoration/refurbishment of the historic building to transform it into new office space for Squire & Partners.

CHALLENGE
It was integral that we ensured that the beauty of the Edwardian building’s architecture was retained. In addition, we faced limited space in some areas of the building.

Brixton

EXPERTISE
In order to protect the historic aesthetics of The Department Store, we employed a variety of innovative services and technology, including Faro Point Cloud Scanning, Trimble RTS Setting Out and a fully co-ordinated 3D Revit Model. We also delivered co-ordination of all MEP services, lighting installation and a Building Management System, helping to safeguard the original architecture.

To overcome the challenge of limited space, we successfully co-ordinated a crane lift to move 16 condensers and a chiller onto a plant platform on the roof. This included implementing a road closure, resulting in minimal disruption.

St. Helier NHS Trust, Surrey

OVERVIEW
Valued at £1.5 million, this extensive project involved the removal of asbestos, the replacement of four 50,000 litre CWS tanks and booster pumps in a busy hospital, the St. Helier NHS Trust, Surrey.

CHALLENGE
All the work carried out took place in a live hospital environment. Consequently, it was imperative that our team caused minimal disruption to the day-to-day activities within the building.

As a result of our extensive experience of working in challenging environments, the team was able to deliver services which were both discrete and efficient.

Our in-depth knowledge of mechanical and electrical engineering ensured that the project was thoroughly planned, designed and installed with limited disturbance to the hospital.

EY Chillers: 1 More London Place, SE1

OVERVIEW
The client required the replacement of large chillers within 1 More London Place. The original chillers were approaching the end of their capacities, and needed to be dismantled and removed from the building.

CHALLENGE
The removal needed to take place in two phases to allow for new concrete plinths, pipework and power supplies to be installed whilst maintaining the business’ continuity. The location of the building in the centre of London and the fact that the chillers could not be manoeuvred easily, created additional complexity to this project.

EXPERTISE
Partnering with CBRE, we managed the entire project which included chiller design, manufacture and installation.

The project involved two 40-minute helicopter lift operations onto the roof of EY’s London offices. Installation works called for meticulous planning to minimise disruption to business operations whilst managing risks in a pedestrianised location close to other high-rise buildings and important historic monuments.

Our extensive MEP capabilities and risk management expertise were involved in the overall operations.

Lufthansa Arrivals Lounge, LHR Airport

OVERVIEW
Lufthansa required a full fit out of its new arrivals lounge at Heathrow Airport at the value of £1.5 million.

CHALLENGE
The project had to be completed within a busy airport environment. Therefore it was key that work was carried out quickly, efficiently and to the highest standard.

EXPERTISE
Our expertise in electrical and mechanical installations was crucial to the operations in the Lufthansa lounge. This enabled our team to carry out the project whilst adhering health and safety standards.

We developed the consultant’s design for MEP installation using cutting edge technology, assisted by its unique workflow process. This ensured that the full mechanical and electrical services were carried out to the client’s exact requirements.

Marks & Spencer, Generator Project, Merchant Square

OVERVIEW
Marks & Spencer required the installation of a new generator in the basement of its International Franchise Group offices in Merchant Square, London.

CHALLENGE
We were chosen as the contractor to undertake feasibility for the installation of the new generator. When the team surveyed the switch panels, it was discovered that they were not functioning correctly. This needed to be rectified efficiently with minimal shut downs to avoid disruption to the business. In addition, the location of the basement meant that there was limited space for the generator to be installed.

EXPERTISE
Our team surveyed, commissioned, designed and installed a new 1250LVA tenant’s generator to provide power to the building. The team was required to carry out a complex switching strategy to be co-ordinated with existing bus-coupler resilience arrangement.

The project was successfully completed through the use of Point Cloud Scanning technology. This enabled us to share real-time, millimetre perfect information with the generator manufacturer. The scans highlighted that the new generator would not fit through the building’s support mullions, requiring the generator to have a bespoke design. Without the use of this advanced technology, it is likely the project would have been increasingly complex and problematic.

307 Burdett Road (now called Angela Court) for Canary Wharf Contractors Ltd

OVERVIEW
RSE Building Services delivered a £2.9 million flagship project for Canary Wharf Contractors and the London Borough of Tower Hamlets. The project involved delivering 42 affordable housing dwellings, designed to provide modern and comfortable living for families.

CHALLENGE
One challenge faced on this project was coordinating the services within extremely small spaces. Due to the fact that the residential apartments were spread over 10 floors, including associated child’s play areas, team work was key. It was integral that the project was completed on time, on budget and defect free.

EXPERTISE
RSE Building Services’ team supplied and installed the full mechanical and electrical services to both the shell and core of the development. This is in addition to the fit out of the apartments. The shell and core services comprised of new LV equipment and electrical distribution to the apartment distribution boards. We also completed drainage and rainwater works. Mechanical services provided included a new central boiler plant room servicing the apartment heat interface unit. This provides heating and domestic hot water to the dwellings.

Fit out works to the apartments included the installation of sprinklers, mechanical ventilation, heating via radiators, energy monitoring, electrical distribution and a TV system. Additionally, there was a number of specialist systems installed such as a smoke ventilation system, fire alarm, access control and CCTV.

Our team carried out regular progress reports to ensure that work was closely monitored and was on schedule to be completed on time and on budget.

An experienced M&E Project Manager from RSE Building Services was on site at all times to successfully manage and co-ordinate the project whilst ensuring a timely delivery and outstanding results for the client.

We successfully completed this project within the 12 week timeline including a handover. This created an impressive 25% time efficiency from the original programme.

Working across a wide range of sectors, the special works division has vast experience of working on projects with a typical value of between £1,000 and £250,000. Our Special Works team provide expert support on challenging projects. Whether this be working in a highly sensitive or live environment through to delivering outstanding results within a set budget and timeframe, our Special Works division consistently delivers.

Rohan Shop Fit Out in Covent Garden

OVERVIEW
The team was required to carry out a fast track shop fit out for outdoor clothing retailer, Rohan.

CHALLENGE
Due to the location of the shop in the heart of Covent Garden, it was essential that RSE Building Services completed this job in a short period of time.

EXPERTISE
Our Special Works team carefully planned the shop fit out from start to finish, ensuring that the deadlines would be met. In addition to adhering to the strict timeframe, the team worked hard to cause minimal disruption to the busy shopping area for other nearby stores.

Rohan

Electrical Testing Within a Data Centre

OVERVIEW
RSE Building Services was required to undertake the testing of over 2500 circuits in live data halls and the issue of a 142-page certificate.

CHALLENGE
As we were working on a data centre, access was restricted to weekends only. This meant that our Special Works team would have limited time available to carry out the important testing that the centre required.

EXPERTISE
Meticulous planning was required for this project in order to undertake the electrical testing of over 1200 sub circuits and the issue of a 142-page certificate. This was carried out over several weekends using a team of over 40 people on 12-hour back to back shifts.

Wembley Stadium Press Conference Room

OVERVIEW
RSE Building Services’ Special Works team was instructed to install a lighting and audio-visual gantry.

CHALLENGE
The team was required to carefully plan and manage the work at Wembley Stadium around a number of football matches over the course of five days. This included scaffolding out the inclining seating area to install a lighting and audio-visual gantry. The brackets for the gantry had to be fabricated and chemically fixed to the structural slab.

EXPERTISE
We carried out a complete supply and fit of services. These included a seven metre lighting gantry with three legs, four light fittings, one projector, a three metre remote controlled screen, a lighting control panel, all associated control cabling and power cabling for six no sockets. The project was a fast five- day programme and was completed efficiently, over exceeding the client’s expectations. This has lead to the team being requested by name on future projects.

Twickenham Stadium RFU Museum

OVERVIEW
The brief for this project was to create a temperature controlled storage facility with associated office space for Twickenham Rugby Museum. This space was to hold important archive documents so it was vital that anything stored there would be kept at the correct temperature at all times.

CHALLENGE
This M&E installation needed to be completed around match days, including a period when the stadium was temporarily taken over by NFL (National Football League USA). As a result, there was the possibility that the project could overrun. Consequently, it was important that the team worked as efficiently as possible.

EXPERTISE
Working in line with the business’ ethos of making difficult seem easy, we completed the project in just 16 weeks. Specialist services during this project included Electrical, Data, Plumbing, Ventilation and Air Conditioning.

Royal Chelsea Hospital Great Hall Servery

OVERVIEW
RSE Building Services undertook the installation of the proprietary flush floor trunking within a listed building.

CHALLENGE
Due to the building being listed, we had to ensure that our work met strict regulations regarding the architecture and fabric of the building. In addition to this, the Chelsea Pensioner residents were still using the grand dining hall so disturbance had to be kept to a minimum.

EXPERTISE
After the required consents had been granted, our team had to cut a chase in the floor for the work to commence. This was done within a mobile tent to control the dust. In addition to this, all work was carried out during the night to cause minimal disruption to the residents. So much so that most residents were unaware of the work being carried out over the three nights.

Royal Chelsea

Canary Wharf Management

OVERVIEW
RSE Building Services’ Special Works division is currently delivering an energy and efficiency programme converting thousands of lights to LEDs.

CHALLENGE
As joint owners of a 93 Acre site, Canary Wharf Management (CWM) has a very large infrastructure to manage and maintain. In 2015, we commenced a programme of Electrical Testing of the infrastructure and continue to do so. Due to the nature of the work it is not uncommon for the team to find distribution boards that have not been touched since Canary Wharf was originally built.

EXPERTISE
While Canary Wharf never sleeps, the nights are certainly less busy. This is why all work carried out by our team is done overnight so that it is less disruptive to users. As part of this ongoing work, the RSE Building Services team has made special adaptations to many of the lights to make them as cost effective and environmentally friendly as possible.
